Ensure&nbsp;timely&nbsp;and&nbsp;accurate&nbsp;delivery of client commitments.&nbsp;

Travels&nbsp;to various locations to provide in-person support, as needed or&nbsp;requested, in alignment with overall business strategy.&nbsp;

Participates in local societies, including but not limited to ASPE, ASHRAE, etc. to promote an understanding of&nbsp;Viega&nbsp;products and technologies.

Reporting to the Chief of Property Management, the Executive Director will have overall responsibility for daily operations, employee and resident relations, and regulatory compliance for Coleman House, a 146-apartment age-restricted community that is part of 2Life’s 1,656-apartment subsidized housing portfolio. They will work in partnership with the Executive Director of Opus Newton, a recently opened age-restricted middle-market community attached to Coleman House and owned and operated by 2Life. 
 
The Executive Director will oversee all aspects of property management of a 2Life Community, including establishing an inclusive, engaging, and supportive community environment for residents and developing a collaborative, interactive, and skilled resident-focused staff. Additionally, the ED will be responsible for managing the impact of construction or capital improvement projects on residents, listening to their concerns, providing timely communication, and ensuring they know the executive director is their advocate.
 
They will collaborate with Executive Directors of 2Life’s other communities and organization-wide departments to recommend policy, ensure HUD compliance and meet ongoing expectations related to finance, maintenance, programming, occupancy, community relations, and resident services. They will serve as the on-site leader and primary spokesperson for Coleman House to residents, staff, partner agencies, the surrounding community, and local government, including participating in an ongoing partnership with the Jewish Community Center that shares a campus with Coleman House and Opus Newton. With support from organization-wide teams, they will take the lead on marketing and occupancy for site rental units, developing annual budgets, and overseeing site services and programs. Maintain full occupancy of rental units by coordinating and allocating resources for maintenance, tenant selection, eligibility &amp; compliance, property marketing, etc.

Develop an annual site budget in collaboration with 2Life Communities' Finance and Accounting Department.

Manage applicant interviews for Inclusionary units to confirm resident eligibility in accordance with compliance guidelines, ensuring all required documentation is complete, accurate, and submitted in a timely manner.

Adhere to all regulatory, compliance, reporting, inspection, and permitting requirements.

Supervise and assist compliance staff in activities including but not limited to completing recertifications, completing AMR/MOR audits, and qualifying applicants for new occupancy;

Supervise office staff responsible for invoices, receivables, office supplies, and vendor management.

Oversee maintenance to ensure efficient completion of apartment turnovers and work orders.

PREPARATION, KNOWLEDGE, SKILLS &amp; ABILITIES
 
We are looking for someone with excellent communication skills and a strong customer service mindset. Strong organizational and time management skills will also be key to success in this role.

Required: 5-7 years of previous experience in property management, including expertise with Project-Based Section 8.

Required: Proficiency in Microsoft Office Suite (Word, Excel, Outlook).

Preferred: Relevant industry designations such as COS, CPO, or C3P.

Preferred: Experience with Yardi software.
