Position Summary: The Project Manager works in close partnership with the Site Supervisor to oversee a subdivision and/or construction site(s) from project inception through completion. This role requires a highly skilled construction professional who demonstrates exceptional organization, technical knowledge, and customer service. The Project Manager ensures that every Chinburg home meets the companys standards for quality, budget, and schedule while maintaining a customer-first approach.
Essential Responsibilities:
Project Planning and Preconstruction
- Support the Preconstruction Manager during project inception, including permitting, budgeting, buyout, and scheduling.
- Monitor budgets and provide regular Budget vs. Actual updates to the President.
- Participate in the siting of proposed homes, when qualified.
Project Coordination and Execution
- Collaborate regularly with the Site Supervisor to facilitate home construction and resolve field issues.
- Keep the President informed of schedules, production progress, and any significant challenges or changes.
- Order materials and supplies, coordinate deliveries, and review invoices with the Site Supervisor for accuracy.
- Review, implement, and track proposed change orders (PCOs) in coordination with the Customer Service Representative.
- Approve and process invoices to ensure accurate job costing.
- Support the Site Supervisor in preparing preliminary punch lists and coordinating timely completion.
- Partner with the Site Supervisor to enforce Chinburgs written Safety Program.
- Lead and communicate effectively with CBI field supervision, subcontractors, and vendors to maintain adherence to the project schedule.
- Represent Chinburg Builders with homeowners, architects, consultants, vendors, and subcontractors.
- Provide clear and proactive updates to homeowners regarding project status and milestones.
Administrative and Financial Management
- Administer the financial aspects of owner contracts, subcontracts, and purchase orders.
- Maintain and distribute buy schedules, subcontract agreements, and related documentation.
- Review subcontractor references, obtain bonds, and manage project files.
- Manage all purchase and delivery schedules, change order processes, shop drawings, and correspondence logs with owners, architects, and subcontractors.
Project Closeout
- Deliver all required manuals and consolidated project documentation to the owner.
- Oversee subcontractor closeout, utility transfers, owner training, and punch list completion.
- Ensure a smooth and professional transition to post-construction support.

Education and Experience
- Bachelors degree in Construction Management, Engineering, or a related field preferred. Equivalent combination of education and relevant work experience will be considered.
- Minimum of 4 years of construction management experience, including residential or mixed-use development preferred.
- Proven experience managing budgets, schedules, subcontractors, and client relationships.
- Familiarity with project management software, scheduling tools, and standard construction documentation.
