Position Summary:

We are seeking a high-performing Senior Property Manager to lead operations across a scattered-site portfolio of middle-market multifamily properties. As a key leader on our team, you’ll drive growth through operational excellence and play a pivotal role in shaping the future of our portfolio. This role is ideal for someone who thrives in a dynamic environment, excels at developing and managing teams, builds strong relationships, and applies a strategic mindset to optimize performance and efficiency.

Key Responsibilities:

Team Management

  • Manage a high-performing 5-person team responsible for all leasing and facilities functions
  • Coach, train, and develop team members, including performance reviews and accountability
  • Prioritize improving systems when necessary to bring institutional quality operations to an agile entrepreneurial company

Portfolio Oversight & Performance

  • Lead daily operations of 200+ units across multiple locations
  • Drive occupancy, collections, tenant satisfaction, and NOI performance
  • Monitor and improve KPIs (delinquency, turnover, maintenance response, etc.)
  • Ensure proper coordination with third-party vendors, contractors, and leasing agents

Leasing & Tenant Relations

  • Oversee marketing, leasing, and retention strategies across the portfolio
  • Handle escalated tenant concerns, disputes, or complex lease negotiations especially during the beginning phases of a new property acquisition
  • Ensure timely turnover and unit readiness during lease-up or repositioning
  • Build new leasing partnerships with third party real estate firms

Maintenance & Capital Projects

  • Coordinate with maintenance teams for preventative and emergency repairs
  • Ensure proper execution of fire safety protocols, including inspections of sprinklers, fire alarms, and compliance with town regulations.
  • Work with Construction Manager to ensure renovation timelines, scopes, and budgets for value-add projects
  • Oversee property inspections and ensure compliance with local codes and standards

Financial Reporting & Budgets

  • Develop KPI and sub KPI using data from Appfolio to build institutional quality reporting system
  • Prepare and manage property budgets, forecasts, and monthly reporting
  • Collaborate with accounting and asset management to track expenses on a work order level
  • Approve invoices and control operational costs

Compliance & Risk Management

  • Ensure compliance with local, state, and federal housing laws and regulations
  • Manage eviction proceedings, lease violations, and insurance claims
  • Maintain strong documentation and audit-ready files

Qualifications:

  • 7+ years of property management experience, including 2+ years managing scattered sites
  • Strong understanding of middle-market operations, value-add strategy, and tenant management
  • Proven leadership experience with teams and contractors
  • Excellent organizational, communication, and decision-making skills
  • Tech-savvy with proficiency in property management software (e.g., AppFolio, Buildium, Yardi)
  • Valid driver's license and reliable transportation required
