Role Overview
The Regional Property Manager will lead a dynamic portfolio of multifamily communities across New England; ensuring operational excellence, financial performance, and a hospitality-first experience for every resident. The Regional Property Manager will serve as a bridge between property teams, ownership, and corporate leadership — driving accountability, culture, and results across your portfolio.
Key Responsibilities
Portfolio & Asset Performance
- Oversee the financial and operational performance of a multifamily portfolio, ensuring properties meet or exceed budgeted goals.
- Develop and implement business plans that maximize NOI, occupancy, and asset value.
- Monitor KPIs and financial reporting to identify opportunities for improvement and implement corrective action plans as needed.
- Conduct regular property visits to review curb appeal, maintenance, resident experience, and team engagement.
- Partner with ownership and leadership to prepare and present portfolio performance reports.
Financial Management & Forecasting
- Lead annual budget preparation, monthly financial reviews, and 90-day forecasting processes for all assigned properties.
- Analyze performance against benchmarks to ensure strong financial discipline and accurate variance management.
- Collaborate with Accounting to ensure timely billing, vendor management, and expense control.
- Identify opportunities to optimize revenue, reduce expenses, and improve margins without compromising service quality.
Team Leadership & Development
- Lead, coach, and mentor Property Managers and onsite teams to achieve performance goals and align with Bria’s hospitality-driven culture.
- Foster a collaborative, accountable, and growth-minded environment across sites.
- Conduct regular performance check-ins and participate in talent recruitment, onboarding, and development.
- Support the professional growth of team members by identifying opportunities for training, advancement, and leadership.
Resident Experience & Community Engagement
- Champion a resident-first mindset by ensuring exceptional service delivery and proactive communication at every community.
- Partner with Property Managers to resolve escalated resident concerns promptly and empathetically.
- Support the implementation of creative resident engagement initiatives that build community and strengthen retention.
- Promote a hospitality standard that makes each property feel personal, welcoming, and cared for.
Operations & Compliance
- Ensure all properties operate in compliance with local, state, and federal laws, including Fair Housing and safety regulations.
- Oversee maintenance, capital improvement, and preventative maintenance programs to preserve long-term asset value.
- Conduct regular inspections to maintain quality standards and ensure readiness for audits or lender visits.
- Implement and enforce consistent SOPs, policies, and best practices across all communities.
Strategic Growth & Market Awareness
- Stay informed on market trends, competitive positioning, and submarket dynamics to guide pricing, marketing, and development decisions.
- Provide insights to leadership on new business opportunities, acquisitions, and operational enhancements.
- Represent Bria at industry events, investor meetings, and community partnerships to strengthen brand visibility.
Qualifications & Skills
- Bachelor's degree in Business, Real Estate, or related field
- Minimum 5 years of multifamily or hospitality management experience, including leadership of multiple sites or teams.
- Strong financial acumen with proven experience in budgeting, forecasting, and performance optimization.
- Excellent leadership, communication, and interpersonal skills with the ability to inspire diverse teams.
- Proficiency in Yardi Voyager, CRM IQ, and Microsoft Office Suite; experience with reporting dashboards preferred.
- Strong understanding of Fair Housing laws, landlord-tenant regulations, and compliance standards.
- Based in the New England region with flexibility to travel throughout the portfolio as needed.
