Pathways Vermont Housing First Program - Property Manager North

The Role: The Property Manager is a member of the Housing team and works in partnership with the Housing First services teams. The Housing First program provides permanent housing and support services to individuals with histories of chronic homelessness, institutionalization, and significant mental health challenges. Pathways Property Manager will be responsible for around 50 units across 5 Counties in Northern Vermont for our Pathways Master Lease Program serving our Housing First and Department of Corrections Transitional Program. The Property Manager will work closely with our housing and service team to address tenant issues, perform regular inspections, send warning and termination notices, prepare leases, and organize contractors for unit turnovers, basic maintenance and repairs.

Responsibilities:

Oversees lease ups, move-in, move-outs and regular inspections pursuant to Housing quality standards between tenant, landlord and housing authority inspector if applicable

Responsible for property management for Pathways units including but not limited to repairs and maintenance, managing tenant lease and rent responsibilities, unit turnovers and regular landlord inspections.

Be well versed in the obligation of tenants, landlord and housing authority as outlined in tenants HUD subsidy contract and/or DOC program agreement.

JOB RESPOSIBILITIES:

<li>Provide leadership and work with management to ensure that the core values, mission, vision, goals, and policies of the company are being put into practice. </li>
<li>Maintain, diagnose, and repair electrical, hydraulic, and pneumatic systems/components found in food manufacturing equipment related to all packaging, processing, filling, and facility systems (industrial refrigeration, compressed air, pumps, and heat exchangers.</li>
<li>Work on troubleshooting hydraulic, pneumatic, electrical equipment and PLC's and perform routine preventative maintenance.</li>
<li>Maintain complete inventory records of machinery, equipment repairs and service cycle activities.</li>
<li>Report defects, damages, and malfunctions of any kind to the supervising authority.</li>
<li>Operate a variety of hand and power tools.</li>
<li>Comply with all internal policies and Occupational Safety and Health Administrative (OSHA) rules while working.</li>

Job Requirements: 
<ul>
<li>Strong mechanical aptitude and skilled use of a variety of hand tools, precision hand tools, and measuring instruments required. Preferred competencies in welding, presses, grinders, basic fabrication, PLC logic is a plus</li>
<li>Ability to climb a ladder, reach, bend, and lift loads up to 50lbs. </li>
<li>Must wear personal protective equipment appropriate to job functions (gloves, masks and appropriate body, hand, and foot coverings) </li>

Your Responsibilities:
The Multi-Site Facilities Manager will be responsible for supervision of the maintenance programs and staff for multiple residential properties in our growing portfolio in the Worcester/Central Massachusetts area. This Manager will oversee building and maintenance systems, preventative maintenance programs, scheduling of onsite capital improvement projects, inventory management, working with contractors and vendors, writing specifications, reading and comparing proposals, writing progress reports for owners, and making presentations.
Team building skills are essential for this position. Candidates must have experience with general apartment maintenance repair and preventive maintenance programs, HVAC systems, and life safety systems. Knowledge of affordable housing property maintenance is preferred. Experience managing scattered sites is required. Successful candidates will also possess excellent communication skills, both written and verbal, and have strong customer service skills. A valid driver’s license and access to a vehicle are required. Experience with Microsoft Office is required; experience with Yardi would be a plus.
