Able to work independently and strong customer service skills. In addition to the normal responsibilities of a Maintenance Technician, the Lead Maintenance Technician will take on the additional responsibility of filling in for the Maintenance Supervisor or Facilities Manager if they are unavailable.
 
Minimum of &nbsp;3+ years of residential property maintenance required. Must live within 30 minutes of Ayer for rotating on-call and have a valid driver’s license and own transportation. $150 premium paid for all week’s that you are on-call, additionally you are paid a time and a half rate for any emergency calls plus travel time.&nbsp;

The leasing associate's primary responsibility is the performance of all activities related to apartment rentals, move-ins, move-outs and lease renewals.
Responsibilities:

<li>Responsible for the leasing process from introduction to the actual occupancy of the resident</li>
<li>Interacts directly with prospective and current residents to achieve maximum occupancy, including generating and handling traffic, leasing apartments, answering phones, qualifying prospects, preparing lease documentation and completing move-in paperwork and procedures</li>
<li>Is responsible for developing and implementing a leasing plan to attract new residents and retain current resident Greet visitors and determines if the property meets client’s needs</li>
<li>Provides information about the property to the prospective resident and schedules visits to the property</li>
<li>Responsible for leasing apartments at an acceptable determined percent of total prospects</li>
<li>Effectively explains all lease and property polices to new and current residents</li>
<li>Collects security deposits, rent and all other funds associated with resident moves</li>
<li>Assist with company's on-going relationship with the residents throughout their tenancy</li>
<li>Effectively communicates changes in unit leased status to maintenance department</li>
<li>Maintains an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expirations, square footage</li>
<li>Understand and complies with NH landlord-tenant fair housing laws and standards</li>
<li>Inspects all vacant units on regular basis to ensure they are ready to show to prospective residents</li>
<li>Knowledge of all office equipment (fax, computer, telephone, copier)</li>
<li>Performs all of the above in accordance with applicable laws and company policies</li>

Plumley Village is a 430 unit Family Apartment Community located in Worcester, MA. The maintenance technician must have electrical/plumbing/ HVAC/appliance repair skills. Duties may include, but are not limited to:
• Completion of all types of work orders from residents. • Completion of all resident apartment turn over tasks. • Must be able available to complete “On-call” duties. • Conducting property inspections and/or participating on an inspection team. • Complete preventative maintenance activities.
 
Maintenance technician positions require that an individual be able to lift moderate weights of between 30-60 lbs. on a regular basis and the ability to stand and/or walk all day. In addition, occasional heavy lifting may be required. Duties of this position may require strength and endurance in performing heavy manual labor. Alternating on-call shifts required. You must live within 30mins of Worcester and have a valid driver’s license and own transportation for on-call. You will be compensated a $150 On-Call Premium pay for the week you are on call. This is in addition to being paid for call time and travel at the current on-call rate.
 
Previous maintenance experience required, able to work independently and as a team. Strong customer service skills required.
