What You Will Do:
Bottom Line is seeking a dynamic and relationship-oriented Director of Individual Giving  to lead individual donor engagement in Massachusetts, with a focus on securing major gifts of $5,000 or more. This role is central to achieving the region’s fundraising goals and will manage a portfolio of 75–100 donors and prospects. Over the next several years, the Massachusetts region is poised for significant growth in both the number of individual donors and total dollars raised. Overview of the Role
The Director of Individual Giving plays a key role in advancing Bottom Line’s mission by leading individual donor engagement in Massachusetts. This position is responsible for meeting annual individual giving goals, with a focus on securing major gifts of $5,000 or more. The Director manages a portfolio of 75–100 donors and prospects, ensuring each receives a personalized and strategic engagement experience that deepens their connection to Bottom Line’s work. 
In addition to managing their own portfolio, the Director supports the Executive Director and Managing Director of Development in stewarding top donors and prospects. They will also lead efforts to identify and qualify new donors by leveraging Bottom Line’s database, conducting research, and implementing a connector strategy that engages advisory board members and other champions to expand the donor base. 
Collaboration is central to this role. The Director will work closely with colleagues across the development team to design donor engagement events, integrate corporate giving opportunities, and contribute to the ongoing evolution of Bottom Line’s major gifts program, DEAL-Makers. This is an ideal opportunity for a strategic and proactive fundraiser who thrives on building relationships and driving growth in a mission-driven environment. 
Primary Responsibilities
I. Individual Giving Strategy, Planning &amp; Donor Engagement (25%)
<ul>
<li>Collaborate with the MDD and ED to develop and implement the region’s individual giving strategy and meet annual revenue, retention, growth and donor engagement goals. </li>
<li>Regularly review donor data and fundraising performance using Bottom Line’s reporting &amp; analysis tools to inform decision-making and adjust tactics for optimal results. </li>
<li>Lead the local implementation and customization of DEAL-Makers, Bottom Line’s signature major gifts engagement program, ensuring it resonates with the Massachusetts donor base. </li>
<li>Partner with the Director of Donor Experience to design and execute a robust calendar of donor engagement events, including cultivation and stewardship opportunities tailored to individual donors and prospects. </li>

II. Frontline Fundraising &amp; Portfolio Management (65%)

<li>Manage a portfolio of 75-100 current and prospective major donors, focusing on cultivating, soliciting and stewarding gifts of $5,000 or more through personalized and strategic engagement. </li>
<li>Conduct an average of 14 one-on-one donor meetings/visits per month, using a variety of communication methods to build strong, trust-based relationships. </li>
<li>Support the ED and MDD in managing their individual donor relationships by coordinating strategy, preparing them for successful interactions, and helping with outreach and communications. </li>
<li>Proactively identify and qualify new major gift prospects by leveraging Bottom Line’s donor database, conducting research and engaging with community networks. </li>
<li>Drive the implementation of a connector strategy, partnering with the ED and MDD to engage local advisory board members and other donor champions to secure warm introductions to new prospective donors. </li>
<li>Maintain accurate and up-to-date donor information in Salesforce, Bottom Line’s relationship management system, in alignment with organizational guidance.</li>

III. Corporate Giving Collaboration (5%)

IV. Cross-Functional Collaboration (5%)

<li>Perform repairs and inspections, safety checks, diagnosis and repair of electrical, hydraulic, engine, suspension, brake and air systems on diesel vehicles.</li>
<li>Utilize vehicle computer electrical systems to interpret failure modes to identify and adjust Engine and Vehicle Control modules</li>
<li>Respond to road calls for emergency repairs</li>
<li>Reviewing, completing or assigning repairs identified on driver Vehicle Inspection Reports.</li>
<li>Completing required paperwork utilizing fleet maintenance software programs.</li>
<li>Test driving trucks after services and repairs</li>
<li>Helping other team members with repairs as needed</li>
<li>Having professional and courteous interactions with our drivers when needed.</li>
<li>Maintains a clean, safe work area in compliance with corporate and OSHA standards.</li>
<li>Perform other miscellaneous job-related duties as assigned.</li>

United Construction &amp; Forestry is looking for a Service Technician. This individual will be responsible for repairing and maintaining electric, diesel, and gasoline industrial construction and forestry equipment.
 
What You’ll Do
<ul>
<li>Follow all safety rules and regulations in performing work assignments</li>
<li>Recondition and repair all engines, transmission, tractors and industrial equipment assigned by the shop supervisor</li>
<li>Diagnose problems and determine what repairs are needed</li>
<li>Keep records required to establish cost of parts and service charges to the customer</li>
<li>Handle customer problems both objectively and tactfully</li>
<li>Assist in directing work of helpers or on the job trainees and provide instructions as required</li>
<li>Maintain a clean work area and perform miscellaneous duties associated with the job</li>
<li>Develop skills in disassembly, assembly and repair of components and machines</li>
<li>Perform all service tasks as assigned by the Product Support Manager, Service Manager, Service Writer or Shop Foreman</li>
<li>Prepare all reports and forms required in conjunction with job assignments</li>
<li>Report any additional work required on equipment to the Service Manager, for proper and safe operation by the customer</li>
<li>Participate in all training programs as directed by the Service Manager</li>
<li>Maintain a clean work area and perform work in a neat and orderly fashion</li>

Duties and Responsibilities:
1. Schedules and assists with daily operations (service orders, trash removal, repaints/re-carpets, apartment turnovers, etc.)

<li>Coordinate service contracts and oversee any vendor and contractor activities</li>
<li>Communicate effectively with residents, fellow associates, vendors and supervisors</li>
<li>Conduct and document regular property inspections and communicate results</li>
<li>Inspect vacated apartments and complete ‘make-ready’ checklist and inform manager of needed services and repairs</li>
<li>Required to be available and often on-site in the event of a weather or property emergency</li>
<li>Oversee work orders and oncall at Washington House, 14 units in Taunton.</li>
<li>Duties and responsibilities listed are not all-inclusive and other assignments can occur based on property needs</li>

The Maintenance Supervisor is responsible for all aspects of day-to-day maintenance operations of the property. Direct all operations of maintenance team, able to adapt to situations that arise and problem solve. Must have extensive experience with plumbing, electrical, HVAC, appliance repair and of unit turnover procedures. Minimum of 3-5 years of residential property maintenance and supervisory experience required. Must live within 30 minutes of Brockton for rotating on-call and have a valid driver’s license and own transportation. $150 premium paid for all week’s that you are on-call, additionally you are paid a time and a half rate for any emergency calls plus travel time.
