Lead Maintenance technician positions require that an individual be able to lift moderate weights of between 30-60 lbs. on a regular basis and the ability to stand and/or walk all day. In addition, occasional heavy lifting may be required. Duties of this position may require strength and endurance in performing heavy manual labor. Able to work independently and strong customer service skills. In addition to the normal responsibilities of a Maintenance Technician, the Lead Maintenance Technician will take on the additional responsibility of filling in for the Maintenance Supervisor or Facilities Manager if they are unavailable.
Minimum of 3+ years of residential property maintenance required. Must live within 30 minutes of Ayer for rotating on-call and have a valid driver’s license and own transportation. $150 premium paid for all week’s that you are on-call, additionally you are paid a time and a half rate for any emergency calls plus travel time.

Job Description
JOB SUMMARY
The Maintenance Manager coordinates the installation, maintenance, and repair work in the facility. They lead a team of workers, regularly inspect sites, execute work as necessary, maintain equipment and assign workers to various projects. This role possesses a high attention to detail, a strong technical aptitude, and the ability to proactively seek out and develop creative solutions to challenges as they arise. This Position reports to the Director of Operations.
PRIMARY RESPONSIBILITES 
<ul>
<li>Oversee preventive maintenance programs (PPM)</li>
<li>Communicates effectively and consistently to all facilities staff</li>
<li>Performs assigned day-to-day repairs, emergency, and preventive maintenance. Completes maintenance and repairs, records as required.</li>
<li>Reviews assigned work orders. Estimates time and materials needed to complete repair.</li>
<li>Responsible for preventative maintenance and corrective repair of HVAC roof top units (RTU's).</li>
<li>Oversees and inspects the work performed by outside contractors</li>
<li>Responds quickly to emergency situations</li>
<li>Maintain adequate knowledge of and comply with OSHA standards and company safety policies at all times</li>
<li>Performs all duties in a safe manner, following Company work rules and policies</li>
<li>Performs cleaning duties as assigned with an eye towards maintaining a sanitary environment</li>
<li>Assist in construction, preventative, routine, and breakdown maintenance and repairs on all equipment in the facility</li>
<li>Complete work orders as assigned</li>
<li>Will develop a high level of knowledge concerning the areas of the facility</li>
<li>Perform other maintenance duties as requested</li>
<li>Help create a positive environment by having a positive attitude and by being self-motivated</li>
<li>Research, evaluate and adapt to new methods, in order to meet or exceed goals, and or modify their technique/procedures based on all applicable laws</li>
</ul>
JOB REQUIREMENTS
<ul>
<li>Vocational schooling, military training, certification and/or experience in HVAC preferred</li>
<li>Climbing, reading, standing, walking, and routinely lifting 25lbs - 50lbs</li>
<li>Effective verbal and written communication skills. Ability to adapt</li>
<li>7 years of experience working with commercial HVAC units</li>
<li>Highly knowledgeable with hand and power tools</li>
<li>Highly motivated, self-directed, innovative, and able to work independently or among teams with keen judgement, common sense, and resourcefulness</li>
<li>Ensure that company premises and facilities are kept in clean and hygienic condition </li>
<li>Partner with the site EH&amp;S Manager regarding workplace safety policies and standards</li>
<li>Adapts and thrives in a demanding, start-up, fast-paced environment</li>
<li>Must understand and comply with the rules, regulations, policies, and procedures of the company</li>
<li>Must be and remain compliant with all legal or company regulations for working in the industry</li>
<li>Must be approved by state regulating agency to receive cannabis agent badge</li>
<li>While performing the duties of this job, the employee is regularly required to perform grasping, talking, hearing, climbing, reaching, squatting, kneeling, crawling, seeing and repetitive motions</li>
<li>Must be 21 years or older and pass any and all required pre-employment screenings</li>
<li>Full knowledge of all applicable law, regulations, and requirements to keep the facility at 100% compliance at all times, this includes being up to date on any changes to current applicable laws/regulations </li>
<li>Must be and remain compliant with any and all regulatory requirements for working in the cannabis industry</li>
<li>Must be able to obtain and retain a Registered Agent Card issued by the state of operation</li>
<li>Must have excellent organization and time management skills</li>
<li>Must be focused, pay close attention to detail</li>
<li>Must be able to internalize training and follow instructions </li>

<li>Carry out ongoing preventive maintenance and repairs for mechanical, electrical, HVAC, fire alarm, and security systems across all GAAMHA properties.</li>
<li>Ensure daily operation and maintenance of building systems to uphold the safety, comfort, and functionality of the spaces we use to serve our communities.</li>
<li>Lead snow removal and ice management efforts—including plowing, shoveling, salting, and sanding—to keep all entrances, sidewalks, and lots safe during inclement weather.</li>
<li>Conduct daily, weekly, and monthly facility inspections to proactively identify safety or repair needs, ensuring we remain compliant with health and safety regulations.</li>
<li>Provide prompt response and resolution for facility-related emergencies such as HVAC outages, plumbing failures, electrical disruptions, fire/security alarms, or flooding—even during off-hours or weekends as needed.</li>
<li>Perform general repairs and facility upgrades including painting, drywall, carpentry, minor plumbing, and basic electrical work with professionalism and efficiency.</li>
<li>Reconfigure office and program spaces to meet changing needs, using equipment such as hand trucks, dollies, pallet jacks, and power tools.</li>
<li>Maintain organized records of building conditions, repairs, and safety checks; provide reports and recommendations to the Facilities Supervisor.</li>
<li>Purchase supplies in a cost-conscious manner and submit receipts in a timely fashion.</li>
<li>Communicate with the Facilities Supervisor about equipment or facility needs, ensuring timely action and alignment with budget and safety standards.</li>
<li>Support special facilities projects and other duties as assigned—always focused on delivering real impact.</li>
</ul>
Qualifications
<ul>
<li>High school diploma or equivalent required.</li>
<li>2–5 years of experience in facilities maintenance, property management, or skilled trades.</li>
<li>OSHA 10 Certification preferred (or willingness to complete within 90 days of hire).</li>
<li>Knowledge of building systems including HVAC, plumbing, electrical, and carpentry.</li>
<li>Must have valid Massachusetts driver’s license and an acceptable CORI/background check.</li>
<li>Strong problem-solving skills, ability to work independently, and attention to detail.</li>
<li>Comfortable working in a human services setting that prioritizes respect, humility, and community integration.</li>
</ul>
Physical &amp; Environmental Requirements
<ul>
<li>Frequently required to stand, walk, bend, kneel, climb ladders, lift and move objects up to 75 lbs.</li>
<li>Must be able to access tight or enclosed spaces, and use personal protective equipment (PPE), including masks and respirators, when required.</li>
<li>Work includes both indoor and outdoor environments and may involve exposure to varying weather conditions.</li>
</ul>
Schedule
